Ever walk into a model home and wish you could take your shoes off and stay? The key to selling your house fast is making a buyer feel at home. Buyers want to be able to imagine themselves in the house. If they can’t get past your belongings, they will never begin to see themselves living there. Follow these simple steps and you will have buyers knocking at your door.
First, eliminate the clutter!
If you have every nook and cranny crammed with your belongings,
it will highlight the fact that maybe there isn’t enough storage, or the house is a little small.
Start by removing everything – even from the closets.
Then add just enough furniture back into the room so buyers can quickly identify what the room is.
Next, return only the bare essentials to the room –
maybe a vase of flowers for the table, three or four books for the shelf,
and just a few sweaters folded neatly on the closet shelf.
The goal is not to show all that the room can

What color you select is important. Buyers want to envision their belongings in the home, but an electric blue dining room might prevent them from getting the picture. Neutrals are always the best way to go. Not sure what color to choose? Let the paint manufacture choose for you. Pick up one of the flyers from the paint display at your hardware store. They show popular colors that accent each other. Pick one of the selections, and ask the man behind the counter to mix you a gallon. Remember, leave the interior doors and trim white!
Give it a good cleaning! Ever stepped into a not-so-clean hotel room? Don’t make your buyers resist the urge to flee. Get out the bleach and clean like you were hosting Thanksgiving dinner. When is the last time you cleaned the grit from the windowsill or dusted behind the door? Buyers look everywhere and you don’t want to have a little dirt scare them away.
Highlight the focal point! Have a great stone fireplace or a surrounding view of the mountains? Arrange the furniture in your room to feature it. Start by placing the couch facing the focal point. Then add a love seat, arm chair, coffee table and maybe a rug to create a conversation area. Encourage your buyer to sit and take in what is best about your home.
Outdoor Living Space!
There is no faster or affordable way to increase the perceived square footage of a home than to bring the indoors outside.
Turn that empty slab of concrete in your backyard into somewhere to sit on a quite afternoon and enjoy lemonade.
If you don’t already have patio furniture, or it is in need of updating, visit the classified sections or website
message boards to find an outdoor loveseat, chair and coffee table.
Then visit a discount store to pick up an inexpensive area rug and pillows to match.
Buyers will want to sit and watch the grass grow, but the best part is –
you will be able to take it with you to your next place.
Curb Appeal! The first step in selling your house fast is getting the buyer through the door. Without an inviting feel, they may just drive away. A well maintained exterior leads buyers to believe the inside will be just as well taken care of. Start by clearing away any dead brush and give overgrown plants a trim. Plant flowers in the planter boxes for a quick burst of color. Consider renting a power washer from the local hardware store to clear away spider webs and debris. Take these few steps and you will have buyers stepping through your door in no time!
